Accuracy in square-footage reporting: why does it matter?
Accurate area information helps agents represent a property responsibly, helps sellers avoid understating or overstating their investment, and helps buyers evaluate what is being offered. Even a small percentage difference can materially affect a transaction, so the report is designed around reproducible field measurements and reconciliation.
How do you measure the square footage of a house?
Basic work normally starts at the exterior finished wall face, measured corner to corner and recorded as closely as practical to a quarter inch or tenth of a foot. Interior access may be needed to separate finished from unfinished areas, especially at garages and complex upper levels. Detailed work adds interior living-area measurements plus approximate fixtures, counters, windows, doors, and attached exterior features. Tape and laser tools may be used, and reference photographs may be taken when the current practice is confirmed.
What happens if a measurement appears to be wrong?
Perimeter and interior data are reconciled while the plan is drawn. If dimensions do not close, the records are reviewed and the property may be revisited. Accurate Home Measuring would rather delay delivery than knowingly send an unverified plan. Report a suspected error promptly so it can be reviewed and, when necessary, checked on site.
Why are home measurements important for Realtors?
Listing professionals need reasonable support for property facts they publish. A current measurement can reduce reliance on tax records, old plans, or earlier appraisals that may not reflect later changes. This is practical risk reduction and marketing support, not legal advice or an appraisal.
How do ANSI square-footage concepts affect the calculation?
The measurement method uses exterior dimensions where practical, reports finished and unfinished areas separately, distinguishes above- and below-grade areas, applies ceiling-height rules, and accounts for stairs and open-to-below spaces. Conditions that prevent direct measurement are noted on the report.
What is the short explanation of the ANSI standard?
ANSI Z765 is a voluntary method for calculating and reporting square footage. Finished areas generally require permanent heating or cooling, finished walls, floors and ceilings, sufficient ceiling height, and direct access from another finished living area.
What type of measure is best for MLS?
Basic is normally the right fit when you need an exterior footprint, finished and unfinished area by level, total area, and a major-room list with approximate sizes. Some agencies require a Detailed report showing interior walls and measurements, so confirm the required report type with the responsible agent or agency.
What information is included on the Basic MLS Measure report?
The Basic report includes finished and unfinished area calculations, an exterior-wall footprint, exterior-wall measurements, square footage by level and in total, major rooms and approximate sizes to the nearest foot, general room locations where applicable, and approximate attached under-roof patio, porch, and deck information.
What information is included on the Detailed Measure report?
Detailed includes everything in Basic plus exterior and interior walls, room relationships, approximate fixtures and countertops, approximate windows and doors, exterior and key interior dimensions, major-room sizes to the nearest foot, and attached under-roof patio, porch, and deck information where applicable.
Can the plan drawing be put on my company letterhead?
Yes. Professional report branding is available for a $95 one-time setup fee and can include your company logo and contact details on qualifying reports.
What CADD file format is available?
DXF files may be available with Custom / As-Built work for architects, designers, contractors, and other professionals. File contents and delivery requirements are included in the project quote.
What size sheet is the plan report presented on?
Reports are prepared on letter-size 8.5 by 11 inch pages, in portrait or landscape orientation according to the plan configuration. The Basic and Detailed samples are each one portrait page.
What is PDF format?
PDF is a widely supported document format that can be opened, saved, printed, and shared on current phones and computers. Reports are delivered by email as PDFs. You can open or download Basic and Detailed examples on the Samples page.
Do you have a plan of this home?
A Detailed plan can answer practical questions about adjacency and flow—how the kitchen relates to dining, where bedrooms sit in relation to baths, where stairs and guest facilities are, and whether the layout feels open. See the Detailed sample for an example of the interior information provided.
How much does it cost?
Basic prices run from $190 to $1,050 and Detailed prices from $270 to $1,590 across eight size tiers up to 10,000 square feet. Properties above 10,000 square feet require a quote. See Services & Pricing for the full schedule.
How does Accurate Home Measuring pricing compare with other measuring services?
Qualified measuring services may charge less or more. Compare what the report includes, the field process, pricing for the property size, turnaround time, correction policy, and sample reports—not only the starting price.
What are the payment options?
Payment is generally required in advance unless another arrangement is approved. Accepted forms include credit or debit card, company or bank check, money order, approved personal check, and cash. Do not mail cash. Pre-approved professional accounts may be invoiced, with payment due on receipt unless otherwise agreed. Checks are payable to Accurate Home Measuring, LLC.
Do I need a PayPal account to pay online?
No. Credit or debit card payment through PayPal does not require a PayPal account.
What if I do not know the approximate square footage?
County tax records may offer a starting estimate. Total measured area for pricing includes finished and unfinished enclosed areas on all levels, including garages, storage, and utility or furnace areas; requested detached garages, storage buildings, guest houses, or pool houses may also count. If you do not have an estimate, select “I’m not sure” and we’ll help determine the appropriate price.
What if I select the wrong approximate square footage when ordering?
If the verified area falls into a lower price tier, the price is adjusted down. A significant overage may require the next-tier difference. Any change in scope or price is explained before the work proceeds.
Are discounts available for agents?
Agents and agencies that use Accurate Home Measuring as a primary measuring service may qualify for volume discounts on selected packages. Call to discuss eligibility.
What if I need the report in a rush?
Rush priority is available for an additional $95 and targets delivery within 24–48 hours. Availability and the expected delivery time are confirmed with the request.
Why is there an added travel fee?
The Zone 2 fee accounts for added travel time and fuel while keeping the base package schedule consistent. Zone 1 has no travel fee, Zone 2 adds $35, and unlisted ZIP codes are reviewed for a quote.
What are service travel zones?
Zone 1 ZIP codes have no travel fee. Zone 2 ZIP codes add $35. Call for a travel quote outside the listed areas. For ZIP 37167, call 615.498.9047 to confirm the applicable travel fee.
What is your service area?
Accurate Home Measuring is based in Hendersonville and serves Davidson, Robertson, Rutherford, Sumner, Williamson, and Wilson Counties. Coverage and travel fees are determined by the property ZIP code.
Where do you measure homes?
Standard service is centered on Hendersonville, Nashville, and the six-county Middle Tennessee area listed on the Service Area page. Use the ZIP checker to see the expected travel fee.
Do you provide home measuring in Middle Tennessee?
Yes. Service is available across Davidson, Robertson, Rutherford, Sumner, Williamson, and Wilson Counties. Special arrangements may be possible outside the standard area.
Do you measure homes outside Nashville, Tennessee?
Yes, throughout the Middle Tennessee service area. Properties outside the listed ZIP codes may still be measured by special arrangement; call 615.498.9047 or submit a request for a quote.
How do appointments and property access work?
The owner or agent may meet the field associate, but does not always need to be present. Access can be arranged by scheduled appointment, owner or agent presence, combination lock, or an approved lockbox system. Call to arrange lockbox access.
What if an appointment is required for access?
Appointment-only work is coordinated around the customer’s availability as soon as practical. Basic and Detailed reports are normally delivered within three to five business days after measurement; your expected delivery date is confirmed with the appointment.
Can you use CentriLock or CentriCard access?
CentriCard, CentriLock, combination-lock, appointment, or owner/agent access may be available. Call 615.498.9047 to arrange the access method before the visit.
What is a courtesy call?
When a formal appointment is not required, the field associate contacts the customer with an approximate arrival time before going to the property. It is an arrival update, not a guaranteed appointment window.
What should I expect when the field associate arrives?
The associate identifies themself, confirms permission when interior access is needed, collects the required measurements, and leaves when the field work is complete. Detailed work involves each room and may require carefully moving and replacing small obstructions. Basic typically takes 45–60 minutes; Detailed takes about 30–60 minutes per 1,000 square feet, and large or complex homes may take longer.
Can I order today by phone?

How do I place a measure request?
Use the Book a Measure form at any time or call 615.498.9047 during weekday business hours. Have your name, email, phone, property address, estimated total finished plus unfinished area, service choice, access preference, and timing preference ready.
Can I order a home measurement by phone?
Yes. Phone requests are accepted at 615.498.9047 Monday–Friday, 9:00 a.m.–5:00 p.m. Central Time. Have the property address and estimated total finished plus unfinished area ready if possible.
Why order online?
The online request can be completed at any time, keeps the service, property, contact, access, and timing details together, shows the estimated price, and lets you check the details before submitting.
What should I expect after placing my order?
Requests are reviewed in the order received. Check the confirmation details promptly and report any error. A field associate is assigned as early as practical, then coordinates a scheduled appointment or courtesy call according to the access preference. The property is measured, the drawing is reconciled, and the PDF is delivered after completion and payment under the confirmed policy.
What happens now that I have placed my home-measuring order?
Review your confirmation, watch for scheduling or a courtesy call, arrange the approved access method, allow time for the field visit, and expect the finished report by email within the confirmed service window. Call 615.498.9047 if the property details or access plan changes.
What is the turnaround time?
Basic and Detailed reports are normally delivered within three to five business days. Custom / As-Built projects normally require five to seven business days after the scope is confirmed. Special conditions may add one or two days. Rush priority targets 24–48 hours for an additional $95, subject to availability.
Can a lost or missing plan report be resent?
Replacement copies may be available for prior orders. Contact us with your current contact information and the property address so we can locate the report.
What is the cancellation policy?
Cancellations must be made within two hours of order confirmation and confirmed by phone at 615.498.9047. See the Terms page for refund details.
What is the refund policy?
A cancellation made within two hours of order confirmation receives a full refund. A later cancellation made at least eight hours before the appointment is refunded less a 10% processing fee. No refund is available after the field associate arrives. Card refunds are normally processed within ten business days.
